100 Acre Mixed Use Zoning Overlay Proposed

The City Council will meet with Metropolitan Area Planning Council (MAPC) at their next meeting to discuss a proposed zoning overlay district that would encompass over 100 acres.

"This is a very important piece of land for us and those that come behind us," said City Councilor Joseph Delano who explained he would not like to see a large number of apartments placed in the area.

The proposed "Results Way Mixed Use Overlay District" would permit mixed use — that could include commercial and residential — in an area off of Forest Street. The area is currently zoned for industrial use.

The overlay was proposed by property owners Atlantic-Marlboro Realty LLC at the August 27 council meeting.

The change will provide an economic benefit for the city and provide a way to develop the parcel, wrote David Gadboise, attorney for the property owner, to the council in a letter submitted at the August meeting. The overlay would allow for multiple uses including retail, medical offices, multifamily dwellings and restaurants according to the wording of the overlay.

The council will discuss the measure with representatives from MAPC that are contracted to the city.

"The project goal is to provide comments to the Marlborough City Council to inform the review and approval process of an overlay ordinance for the area that will promote redevelopment of the site into a mixed use development that meets the City's goals for economic development," wrote Council President Patricia Pope in a letter to the councilors that was presented at their meeting Monday.

A public hearing on the overlay — where the developer will present their reasoning for the overlay — has been scheduledin front of the council for October 15.
